Prices for secondary housing fell almost all over the country, and for new buildings stabilized: research
Kyiv region remains the only one where the interest of potential buyers is steadily growing.

Over the past year, the average cost of housing in new buildings in Ukraine has increased by 4% in dollars, while on the secondary market, apartments are becoming cheaper in almost all regions, according to data research real estate marketplace DIM.RIA.
The largest increase in the average price per square meter on the primary market was observed in the Kirovohrad, Ivano-Frankivsk, Chernivtsi and Rivne regions.
The most expensive new housing is in Kyiv — $1,340 per square meter. Lviv, which was earlier ahead of the capital, is now in fourth place. The cheapest new buildings are in the Zaporizhzhia region, where the average price per square meter is $564.

Sales departments operate in 77% of all new buildings, the most active — 98% — in Zakarpattia Oblast.
At the same time, marketplace analysts note a decline in user interest in apartments in new buildings. This trend persists both month-to-month and year-over-year.
The only area where the interest of potential buyers is steadily growing is Kyiv, but without taking into account Kyiv itself.
In the secondary market, the decrease in demand is accompanied by a drop in prices.
The average price indicated by owners in advertisements for the sale of one-room apartments decreased in most regions of Ukraine in July. Growth compared to June occurred only in five oblasts, the largest in Lviv and Chernivtsi (+2.5% and +2%, respectively).

Chernivtsi region also became the leader in terms of annual growth in the value of one-room apartments on the secondary market, Cherkasy region took second place.
As of the end of July 2024, the most expensive one-room apartment is located in Kyiv — an average of about $94,000. The top five most expensive regions also include Lviv ($72,000), Zakarpattia ($58,000), Vinnytsia ($54,000) and Ivano-Frankivsk ($46 thousand).
Compared to July 2023, the interest of users in finding secondary housing decreased. The biggest decline in search queries was recorded in Kherson, Ivano-Frankivsk and Lviv regions. At the same time, over the past month, interest has increased in the Kharkiv, Odesa, and Zaporizhzhia regions — by 3-8%.
