Kharkiv leads in apartment price growth in 2025

The proximity to the front and the level of security have the greatest influence on the price of real estate. Housing remains cheaper in areas near war zones, but even in these areas the market is showing signs of recovery. In particular, Kharkiv became the leader in the growth of apartment prices in 2025. About this it is said in the OLX Real Estate study, which covered offers on the secondary housing market in regional centers.

The lowest average prices for one-room apartments were recorded in Kherson (600,000 UAH), Zaporizhzhia (672,000 UAH) and Sumy (723,000 UAH). In Mykolaiv, such apartments cost an average of 748 thousand. hryvnias, and in Kharkiv – 872 thousand. UAH At the same time, Kharkiv became the only city among the frontline cities, where a significant growth was recorded for the year — +20% compared to May 2024.

Prices are much higher in the central and northern regions. For example, in Kropyvnytskyi, the average price of a “unit” is 999,000. UAH, in Dnipro – 1.1 million UAH, and in Chernihiv, Poltava and Khmelnytskyi – from 1.2 to 1.3 million UAH. The highest growth was recorded in Khmelnytskyi — +10% for the year.

A similar situation is observed in the two-room housing market. In Kherson, such apartments cost an average of 933 thousand. UAH, in Zaporizhzhia — 952 thousand. UAH, in Sumy — 1 million UAH. In Mykolaiv, prices approach UAH 1.1 million. In Kharkiv, the average cost of “two-bedroom apartments” reached UAH 1.4 million — this is a 26% increase over the year, which is the highest indicator among the surveyed cities.

In the cities of Central Ukraine, such as Dnipro and Kropyvnytskyi, the average price of two-room apartments ranges from UAH 1.5 to 1.6 million. In Chernihiv, Poltava and Khmelnytskyi — within 1.7–1.8 million UAH, with an annual growth of up to 9%.

Front-line cities remain the most affordable on the three-room housing market. Such apartments cost an average of 1.1 million UAH in Kherson, 1.3 million UAH in Zaporizhzhia, 1.4 million UAH in Sumy, and 1.5 million UAH in Mykolaiv. In Kharkiv, the price reached UAH 1.8 million, which is an annual increase of 18%.

In safer regions, the cost of a three-room apartment is much higher: in Dnipro and Kropyvnytskyi – about 2 million UAH, in Khmelnytskyi – 2.1 million UAH, in Poltava – 2.2 million UAH, and in Chernihiv – 2.3 million UAH. Chernihiv also recorded annual growth of 22%.
