Ukraine has recorded an increase in demand for the purchase of private homes

On the residential real estate market in Ukraine, there is a noticeable increase in interest in private houses. According to the data research OLX Real Estate marketplace, in the first six months of 2025 alone, the demand for the purchase of such objects increased by 19%. Experts attribute this dynamic to the demand for safer, more autonomous living outside of cities, a trend that has strengthened in the face of full-scale war.
Many Ukrainians today prefer private houses with the possibility of organizing shelter, having autonomous heat, electricity and water. For many, this has become not only a convenience, but a need of the hour: the threat of attacks on infrastructure, interruptions in communication and electricity supply, psychological stress from dense urban development — all this stimulates the demand for life outside the city.
With increased interest, the average value of such objects also increases. According to OLX data, the median sale price of a private house in Ukraine in the first half of 2025 was $67,000, which is 12% more than at the beginning of the year. At the same time, the range of prices depending on the region is very significant — from 20 thousand to more than 230 thousand dollars.
Houses in Kyiv remain the most expensive — in June, the average price was $234,000, which is 18% higher than in January. Next in the ranking are Lviv with an indicator of 185 thousand (+3%), Uzhhorod — 165 thousand (+7%), Odesa — 150 thousand (with a slight decrease of 3%), Chernivtsi — 125 thousand (+1%) and Ivano-Frankivsk — 120 thousand (no change). In the cities of Ternopil, Rivne, Vinnytsia and Khmelnytskyi, prices are kept within the range of 78-91 thousand dollars, and a slight decrease was recorded in several regions.
The most affordable options are still offered in Chernihiv and Zaporizhzhia — houses there can be purchased 10 times cheaper than in the capital.
In parallel with the growth of demand, cottage construction also became more active. According to the LUN Statistics service, there are currently 671 cottage towns for sale in Ukraine. The largest number of such projects is in the Kyiv region: 363 active complexes, or 54% of the total number. In second place is Lviv with 90 projects (13%), followed by Ivano-Frankivsk with 41 towns (6%).
