After the launch of the land market, the cost of one hectare in Ukraine increased by 60%: “Opendatabot”

Prices for agricultural land in Ukraine continue to rise after the launch of the market: the average cost of a hectare in June is 60,700 hryvnias, which is 60% higher than before. About this informs “opendatab”.

Over four years, Ukrainians have invested over 30.4 billion hryvnias in land, concluding 339,644 sales and purchase agreements for a total area of 636,000 square meters. hectares Compared to the first half of the market’s operation (July-December 2021), the number of transactions increased by 13%, and the total amount tripled, from UAH 2.85 billion to UAH 8.22 billion.

In the first months after the start of the reform in July 2021, more than 2,000 transactions were recorded per month with an average price of UAH 95,700 per hectare. Subsequently, the activity decreased, and already in December the price fell to UAH 33,700/ha. After the start of full-scale war in 2022, the market came to a near standstill, with only 323 deals in May.

A recovery began in the summer of 2022, but numbers remained low at 4,600 deals per month, three times less than at the end of 2021. In 2023, the situation stabilized: 4–7 thousand were concluded. transactions every month, and the price increased from UAH 39,000 to UAH 42,000/ha.

In 2024, legal entities were allowed to buy land, but no significant increase was recorded – probably due to restrictions on companies with foreign capital. Since March, the number of transactions exceeded 9,000 per month, and the amount — 1 billion UAH. During the year, the price fluctuated between 43-52 thousand. UAH/ha.

The highest price as of June 2025 is in Ivano-Frankivsk Oblast (126,600 UAH/ha), Lviv Oblast (118,300 UAH/ha) and Kyiv Oblast (89,400 UAH/ha). Among the front-line regions, Dnipropetrovsk region is leading — 73,900 hryvnias/ha. The cheapest land is in Zaporizhzhya (38,300 UAH/ha), Kherson (39,100 UAH/ha), Chernihiv (41,100 UAH/ha), Mykolaiv (41,600 UAH/ha), and Odesa (41,800 UAH/ha) regions. Land was most actively purchased in 2025 in Poltava (5,400 transactions), Vinnytsia (5,400) and Kyiv (4,700) regions.

We would like to remind you that the agricultural land market became operational on July 1, 2021, with the right to purchase up to 100 hectares exclusively for natural persons – citizens of Ukraine. In 2023, turnover increased by 58% to 172,900 hectares, although it remained 40% below the pre-war level. Prices then increased by 8.3%.

In 2024, legal entities received the right to purchase up to 10,000 hectares. In the two years since the beginning of the reform, 275,157 hectares were sold, which is only 1% of the total area of agricultural land. In the third quarter of 2024, the market reached a record high since the start of the war, with 28,400 deals on 62,700 hectares – 3% more than in the previous quarter, and 29% and 39% more, respectively, in the number of deals and area than in 2023. The total capitalization of the market reached UAH 332 billion ($3.9 billion).
