The rental market in 2024: prices are growing at a frantic pace

In 2024, the cost of renting housing throughout Ukraine has increased significantly, which experts attribute to the acceleration of inflation and the rise in the dollar exchange rate. Rental rates for one-room apartments showed the greatest dynamics in price increases, affecting almost all regions of the country.

According to the OLX Real Estate platform, rental prices have increased in almost all regional centers, which confirms the general trend of price increases. The most noticeable increase was recorded in the following cities:

  • Amounts: +37.5% — from 4 to 5.5 thousand UAH.
  • Poltava: +25% — from 8 to 10 thousand UAH.
  • Uzhgorod: +24.1% — from 14.5 to 18 thousand UAH.
  • Ivano-Frankivsk: +23.7% — from 10 to 12.4 thousand UAH.
  • Chernihiv: +19.9% ​​— from 5.7 to 6.9 thousand UAH.
  • Chernivtsi: +18.3% — from UAH 9.3 to 11.1 thousand.
  • Kropyvnytskyi: +16.7% — from UAH 6 to 7 thousand.

Lviv remains the leader in terms of the highest rental rates, where for the period from January to August 2024, the median rental price increased by 9% — from UAH 15,146 to UAH 16,515. Kyiv occupies the second position, where the rent of a one-room apartment increased by 16.1% — from UAH 12,923 to UAH 15,000.

Despite rising prices, rental demand remains high, especially in the summer of 2024. At the same time, prices remained unchanged in some cities. In particular, the rental price in Kharkiv is UAH 4,000, in Zaporizhzhia — UAH 5,000, and in Kherson — UAH 3,000.

The smallest price increase was recorded in the following cities:

  • Khmelnytskyi: +5.5% — from 9 to 9.5 thousand UAH.
  • Cherkasy: +5.9% — from UAH 8 to 9 thousand.
  • Zhytomyr: +5.9% — from UAH 8.5 to 9 thousand.
  • Dnipro: +5.9% — from UAH 8.5 to 9 thousand.
  • Odesa: +7% — from 7 to 7.5 thousand UAH.
  • Rivne: +9.1% — from 11 to 12 thousand hryvnias.
  • Vinnytsia: +10% — from UAH 10,000 to 11,000.
  • Ternopil: +11% — from UAH 8,100 to UAH 9,000.
  • Mykolaiv: +11.1% — from UAH 4.5 to 5 thousand.
  • Lutsk: +14.3% — from 10.5 to 12 thousand UAH.

Analysts note that the rise in prices is due to both economic factors – inflation and the rise in the dollar exchange rate, as well as seasonal fluctuations in the cost of rent. In general, the market for renting one-room apartments in the first half of 2024 shows a tendency to increase in price and increase competition among tenants.
