Mortgages are different: the military gets housing twice as cheap

The Government of Ukraine introduced differentiated rates as part of the “eOselya” program, which offers preferential mortgage loans for the purchase of housing. For contractors of the Armed Forces and other military personnel, the rate is 3%, while for the remaining categories of citizens – 7%.
“Ukrfinzhitlo” explains that in this approach there is no division into better and worse.
“When the idea was conceptually born, we said that it was necessary to celebrate certain categories of people who appointed themselves to serve the state as teachers, soldiers, scientists, medical personnel“, Yevhen Metzger, the chairman of the board of PrJSC “Ukrfinzhitlo” noted in his comments Delo.ua.
Metzger emphasizes that the various rates are based on the principle of social justice and are intended to provide additional support to those who selflessly serve the state for a long time for a modest reward. 7% is also a preferential rate. Considering the level of inflation, even 7% is significantly lower than the market offers. For comparison, rates in the USA and Europe reach 8%.
Mobilized citizens who will return to work in the commercial sector after the war will be able to provide themselves with housing. On the other hand, for military personnel and other state employees who received lower salaries throughout their careers, preferential mortgages become a significant help in solving the housing issue.

In 2023, Ukrainian banks issued 6,114 mortgage loans for a total amount of UAH 9.1 billion. Compared to 2022, the amount of loans granted increased fivefold, and the number of deals tripled. Another 60% of loans went to military personnel and security forces, 11% to teachers and scientists, and 9% to doctors.
