The volume of the land market in Ukraine exceeded one million hectares

The total area of ​​transactions on the agricultural land market in Ukraine has crossed the mark of one million hectares. This was reported by the State Service of Ukraine for Geodesy, Cartography and Cadastre.

“Since the actual lifting of the moratorium on the sale of agricultural land, July 1, 2021, and as of March 3, 2026, 334,803 land purchase and sale agreements with a total area of ​​1.001 million hectares have been concluded,” the department said.

The average price of one hectare during this period increased by 96% in hryvnia equivalent and at the beginning of 2026 amounted to 64,631 hryvnia or 1,501 US dollars.

The largest number of transactions of all time was recorded in Sumy (32,396), Poltava (31,478) and Vinnytsia (27,970) regions, while the lowest activity was observed in Volyn (1,307), Rivne (1,352) and Zaporizhia (2,479) regions.

The Head of the State Geocadastre, Dmytro Makarenko, noted that the development of the market was smooth and consistent, and the introduced safeguards allowed to avoid social and economic tension. He also emphasized that the volume of land involved in market circulation is about 3% of the total area of ​​agricultural land in the country, which corresponds to European conservative indicators.

The service emphasized that the forecast of mass sales of land after the opening of the market or after the admission of legal entities did not come true. The million hectares in economic circulation are 5.8% of the previously moratorium lands, the vast majority of which are currently leased.

Market activity was supported by the development of the agro-industrial complex, the growth of the share of agriculture in GDP, the use of land as an investment tool, and the allocation of funds to domestic projects. The opening of the market for legal entities from January 1, 2024 became an additional catalyst.
