The cost of housing construction in Ukraine has increased by 18% since the beginning of the year
The cost of housing construction in Ukraine from the beginning of 2025 has increased by an average of 18%, depending on the class. The main reasons were the increase in the price of construction materials and logistics, as well as the increase in salaries in the industry.
“The cost of construction in 2025 continues to rise, and this has already become a systemic phenomenon, not a temporary challenge. Since the beginning of the year, costs have increased by an average of 10-15%, depending on the class of housing. Among the key factors are the increase in the price of construction materials, an increase in logistics costs, currency fluctuations, a shortage of qualified personnel and an increase in wages, the press service of the City One Development company said.
According to their data, the prices of building materials have increased by about 10% since the beginning of the year: concrete has risen in price by 6%, metal by more than 2%, cement by more than 10%, plaster by more than 13%, bricks by more than 9%. At the same time, the developer notes that the phase of a sharp jump in prices for building materials has already passed.
“We recorded the most significant price increase in comparison with the pre-war period in 2024. Then the price of metal increased by 21%, concrete – by 47%, brick – by 10%. Such dynamics indicate that the market has already passed the phase of a sharp price jump, and the current growth is a gradual correction rather than a new shock, the company noted.
In the press service of Alliance Novobud, it was reported that since the beginning of 2025, the price of concrete and reinforcement has increased by 5-7%, waterproofing materials – by 7-10%, and cable products – by 10-15%. The prices of insulation and reinforced concrete products increased the most – up to 25%, PVC windows – by almost 20%, heating radiators – by 23.5%.
“We can note an increase in the cost of construction materials in the range of 7-25%, which is caused by exchange rate fluctuations on the imported component, logistics costs due to the war and the change of routes, and the devaluation of the hryvnia”, the company explained.
CEO of Enso Ramil Mehtiyev emphasized that engineering systems and finishing materials have risen in price the most, while prices for individual building materials of domestic production remain stable.
